Property investigations

1. Building Report - covers structural areas and also includes a 'good working order check' of all fixtures, fittings, fixed appliances, electrical and plumbing.  


2. Timber Pest Report - Covers the five key timber pests around and inside the property as well as environmental issues. This report is not normally required for units and apartments as Timber Pest Inspections and Treatments are usually a Body Corporate responsibility. 

3. Minimum Housing Standards Report - In September 2023 the Queensland Government introduced Minimum Housing Standards For Rental Properties Legislation. Effectively, from September 2023, when any new lease or a renewing lease for a rental property in Queensland is signed, that leased property must be at the minimum standards (or better) as per the legislation. Our Minimum Housing Standards Report reviews the proposed rental property against the legislative requirements and either is allocated a Pass or Fail with reason why. This enables the landlord and property manager to focus on rectification works to quickly ensure the property is ready for the rental market.

4. Tax Depreciation Schedule - If a rental property is less than 30 years old, and/or has had major renovations undertaken then it is imperative that the investor has a Depreciation Schedule compiled by our Quantity Surveyors. The Schedule not only includes the usual goods and chattels depreciations but also includes the construction costs, at the time of construction, and extrapolates all costs over a maximum of 40 years for an annual deduction figure. This can be a very considerable dollar value that can significantly increase the investors ROI.

5. Handover Defects Report - For those investors who are purchasing house and land packages where the house is to be constructed, then this report is independent from the builder and therefore a must prior to final payment being made. The report ispects the building (and landscaping if included) for all defects in materials and workmanship and produces a list for the builder to rectify before final payment is made. This is an excellent report to ensure the house is handed over to expectations.

6. Investor Packages - Depending on the property type we can combine reports to meet investor requirements. Combining three or more reports will attract discount pricing which is a saving to the investor in the first instance. The costs of report packages are an allowable deduction for the investor from the first year of ownership, a saving in the second instance. For example: an investor buying an existing house may request  a Pest and building Inspection with a Minimum Housing Standards Inspection and a Tax Depreciation Schedule - this bundle could amount to a discount of $400 less, than ordering each inspection individually at different times.
